Overview

Not every project fits the traditional design-bid-build mold. When owners need faster schedules, tighter cost certainty, or significantly deeper collaboration, three alternative AIA contract families step in.

AIA A133 covers Construction Manager as Constructor (CMc) arrangements. The construction manager provides preconstruction advisory services, then takes on financial responsibility for building the project under a cost-plus-fee structure with a Guaranteed Maximum Price. Think of it as a hybrid: adviser first, general contractor second.

AIA A141 governs Design-Build projects. Here, a single entity handles both design and construction under one contract with the owner. The owner trades some design control for a single point of accountability and the potential for faster, more cost-efficient delivery.

AIA A195 and B195 serve Integrated Project Delivery. These paired agreements (owner-contractor and owner-architect) bind the major parties through shared risk, shared reward, and six defined project phases. Compensation ties each participant's profit to full project success rather than individual performance.

For the PjM exam, you need to analyze when each delivery method serves an owner's goals, how risk shifts between parties, and which contract provisions distinguish one method from another. The exam expects you to evaluate scenarios and recommend appropriate delivery approaches, not just recall document numbers.

You need to know the mechanics of each and the strategic reasons an owner would choose one over another. ## A133: Construction Manager as Constructor (CMc) with GMP Under A133, the owner contracts with a construction manager who wears two hats. During preconstruction, the CMc acts as an adviser, providing cost estimates, constructability reviews, scheduling input, and value engineering recommendations. Once design progresses far enough (typically between 50% and 90% completion), the CMc submits a Guaranteed Maximum Price proposal. If the owner accepts by executing a GMP amendment, the CMc becomes contractually bound to deliver the project at or below that price. The payment structure is cost of the work plus a fee, capped by the GMP.

Consider a public university planning a new 80,000 SF interdisciplinary research facility. The program includes wet labs, dry labs, specialized HVAC requirements, and a vivarium. The owner wants contractor input during design to manage constructability of the mechanical systems, and also wants the architect under separate contract to maintain independent quality oversight. This scenario points toward CMAR under A133. The CMc joins the team at schematic design and begins providing cost models, identifying long-lead mechanical equipment, and reviewing ductwork routing for constructability. By the time design development reaches 70% completion, the CMc submits a GMP proposal. The university negotiates the contingency line items, reviews the CMc's subcontractor bid tabulations through open-book accounting, and executes the GMP amendment. From this point forward, the CMc bears the financial risk of completing construction at or below the guaranteed price. A critical decision sits at the GMP timing.

Normally, building a building works like ordering a custom cake. You hire a designer (architect) to draw the cake. Then you show those drawings to bakers (contractors) and pick the one with the best price. The designer and the baker work for you separately. That's design-bid-build. But sometimes that process is too slow, too risky, or too disconnected. So the industry created three alternative approaches, and AIA wrote contracts for each one. A133: The Adviser-Turned-Builder. Imagine hiring a baker early, while your designer is still sketching. The baker looks at the drawings and says, "That frosting technique will cost a fortune; here's a cheaper approach that looks just as good." You get the baker's input during design. At some point, the baker says, "I can make this entire cake for no more than $500." That's the Guaranteed Maximum Price. If the cake costs $480, you might split the $20 savings.
