Beyond Design-Bid-Build: Three AIA Contract Families That Reshape Project Delivery
Not every project fits the traditional design-bid-build mold. When owners need faster schedules, tighter cost certainty, or significantly deeper collaboration, three alternative AIA contract families step in.
AIA A133 covers Construction Manager as Constructor (CMc) arrangements. The construction manager provides preconstruction advisory services, then takes on financial responsibility for building the project under a cost-plus-fee structure with a Guaranteed Maximum Price. Think of it as a hybrid: adviser first, general contractor second.
AIA A141 governs Design-Build projects. Here, a single entity handles both design and construction under one contract with the owner. The owner trades some design control for a single point of accountability and the potential for faster, more cost-efficient delivery.
AIA A195 and B195 serve Integrated Project Delivery. These paired agreements (owner-contractor and owner-architect) bind the major parties through shared risk, shared reward, and six defined project phases. Compensation ties each participant's profit to full project success rather than individual performance.
For the PjM exam, you need to analyze when each delivery method serves an owner's goals, how risk shifts between parties, and which contract provisions distinguish one method from another. The exam expects you to evaluate scenarios and recommend appropriate delivery approaches, not just recall document numbers.
