Green Building Rating Systems and Why They Matter for Code Analysis
Green building rating systems add a layer of requirements on top of standard building and energy codes. As an architect performing initial code analysis during programming, you need to identify which sustainability standards apply to your project, whether by owner choice, jurisdictional mandate, or federal requirement.
The most widely recognized system is LEED (Leadership in Energy and Environmental Design), administered by the U.S. Green Building Council (USGBC). Green Globes, run by the Green Building Initiative (GBI), serves as an alternative for commercial construction. The International Green Construction Code (IgCC) takes a different approach by functioning as an adoptable code rather than a voluntary certification. For federal projects, the Guiding Principles for Sustainable Federal Buildings set baseline sustainability expectations across six performance areas.
Here is the critical wrinkle: these rating systems are designed for buildings performing "better than code." That means minimum energy code compliance is a prerequisite before any green building points are awarded. When the minimum code referenced by a rating system differs from the locally adopted code, you may need to demonstrate compliance with two separate energy standards. One satisfies the building department for occupancy permits. The other satisfies the rating system prerequisites.
Understanding which green building standards apply, whether they are voluntary or mandatory, and how they interact with baseline energy codes is a foundational skill tested under PA Objective 2.1.
